A venture studio.Its own companies,and a few chosen builds.
It builds for the companies around its ventures too, because those ventures do better when the whole industry does. Outside those industries, a few projects a year, taken by choice. All of it gets the same owner-level judgment, because the same owner answers for all of it.

Companies we build and run
The studio builds and operates companies of its own: customers, revenue, and a reputation it answers for every day. Each one is a commitment to an industry, not a portfolio piece. Everything else the studio builds grows out of them.

Why a studio builds for its own industries
An industry is closer to a neighborhood than a battlefield: every company in it sits downstream of how the whole is doing. So the work here comes in three rings, in order, and the same owner answers for all of it.
Own ventures
Companies the studio builds and runs: customers, revenue, reputation. The main work, and the reason the studio is in its industries at all.
Industry builds
Work for the businesses around those companies, because the studio does better when its industries do.
Select projects
A few builds a year outside them, taken by choice and held to the same standard.
Selected client work
Most of this work is for businesses in the industries the ventures serve; the studio builds around its own companies because industries improve together. Every build here was taken because the studio believed in it, and is shared because the studio is proud of it.
What clients say
I needed something banks and agents could look at and immediately trust I know what I'm doing. Lucas understood how appraisal requests actually move, and built the pricing and booking around that. It's cut down a lot of the back-and-forth we used to deal with before someone even calls.
How the studio builds
Believe it
Whether the studio takes it at all. Conviction comes first, and scope and one fixed number follow from the diagnosis.
Build it
Visible, clickable progress, checked before anyone depends on it. Launch is a formality.
Build around it
Shipped is when it starts: run, watched, and improved like the studio's own.
[06] STUDIO—
The same owner answers for all of it.
Tate Development is Lucas Tate's venture studio. It builds companies of its own, in industries it intends to make better, and builds alongside the businesses in those industries. Decisions get made like an owner's, because they are.
